Here's the other point of view: we have only 1 child. It makes much more sense to give her some of our assets while she's young and needs it most than wait until we're both dead and she'll be 60.

She'll most likely chose a profession that won't allow her to purchase a home in the Bay Area all by herself, so if she has a preference to continue living in this area, helping her out will make that possible. And we'll have our grandchildren (if any) nearby.
